One part of Primary market is still moving with steady demand
Freddie Mac put the average 30-year fixed rate at 7.28% as of October 1, 2026. That is real money on top of every price. And yet, some parts of Primary market are still moving with real speed.
The Real Estate Data Aggregator counted 33.5% of homes in ZIP 37064 going under contract within two weeks of listing. That is the highest share of any ZIP in this market. Buyers there are making decisions fast.
That speed matters because the Real Estate Data Aggregator also showed only 3.6 months of supply in ZIP 37064. Below four months generally means more buyers than sellers. Sellers in that ZIP have some footing to stand on.
How ZIP 37064 stacks up against the rest
Not every ZIP looks like this. The Real Estate Data Aggregator counted 13 months of supply in ZIP 37203 and 10.9 months in ZIP 37208. Those are very different conditions. Speed and supply vary a lot by neighborhood.

ZIP 37067 actually led the whole market. The Real Estate Data Aggregator showed 40.3% of homes there going under contract within two weeks. Its median sale price rose 9.6% from a year before, to $900,000. Pending sales were up 15.5% year over year. That is a ZIP worth watching.
Rates are higher, and buyers are still showing up
Freddie Mac reported the 30-year fixed rate averaged 7.28% as of October 1, 2026. Realtor.com noted rates crossed 7% in late September for the first time since January 2025. That is a real cost for buyers.
Even so, the National Association of Realtors reported existing-home sales were up 1.6% year to date through the first eight months of 2026. Buyers are adjusting, not disappearing.
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year between the second quarter of 2025 and the second quarter of 2026. Prices are not falling nationally, even with higher rates.
A few ZIPs where things moved more slowly
ZIP 37201 had a median of 159 days on market, per the Real Estate Data Aggregator. Only 8.3% of homes there went under contract within two weeks. That is a very different pace from ZIP 37064 or 37067.
ZIP 37219 had 18.4 months of supply and zero homes sold above list price. The Real Estate Data Aggregator counted only 6 homes sold there in the period. Small sample, but slow conditions.

What this means for you
If you are selling in ZIP 37064 or 37067, the data shows real demand. Pricing well still matters. Only 16.3% of homes in 37064 sold above list price, per the Real Estate Data Aggregator. Most sold at or below.
If you are buying, being ready to move quickly in those ZIPs is worth something. A third of homes went under contract in two weeks. That leaves less time to think.
If you are in a ZIP with 8 or more months of supply, the picture is different. More choices, more time, but sellers may need to price carefully.
