More homes sold, but prices softened a little in part of the market
The Federal Housing Finance Agency reported U.S. house prices rose 2.1% year over year through the second quarter of 2026. That sounds encouraging. But your ZIP code may tell a different story, and that difference is what matters most to you.
The split that every seller should see
In ZIP 37122, the Real Estate Data Aggregator counted 391 homes sold in the three months ending July 31, 2026. That is up 12.4% from the same months of 2025. More homes sold, yes. But the median sale price in 37122 dipped 1.8% to $589,900, says the Real Estate Data Aggregator. More buyers showed up, and prices still softened a little. That is the part the national headline misses.
Homes also sat longer. The Real Estate Data Aggregator put the median days on market in 37122 at 71 days, up 14 days from a year before. And only 26.5% of homes went under contract within two weeks of listing, down 7.5 points from 2025. Buyers had more time to decide.
How other ZIP codes compared
Not every part of this market moved the same way. The Real Estate Data Aggregator shows a wide range of results across the area for the three months ending July 31, 2026.

ZIP 37064 had the highest median at $995,000, up 7.6% from 2025, says the Real Estate Data Aggregator. ZIP 37212 came in at $975,000, up 4.9%. Both saw more sales, too. Meanwhile, ZIP 37069 saw prices dip 1.4% to $935,000, even as homes sold jumped 62.3%. ZIP 37075 slipped 0.9% to $535,000. ZIP 37076 fell 2.3% to $421,000. ZIP 37138 dropped 3.9% to $394,000. More activity and lower prices can happen at the same time.
Where homes moved fastest
Speed varied a lot across ZIP codes. The Real Estate Data Aggregator counted a median of just 47 days on market in ZIP 37067, and 40.3% of homes there went under contract within two weeks. ZIP 37064 had a median of 52 days, with 33.5% going under contract in two weeks. ZIP 37201 sat at 159 days, and only 8.3% of homes went under contract in two weeks.
The national picture adds context
Freddie Mac put the average 30-year fixed mortgage rate at 7.03% as of September 24, 2026. The 15-year rate averaged 6.42%. Rates at that level give buyers pause, and that shows up in how long some homes are sitting.
The National Association of Realtors reported months of supply nationally at 4.9 months, the highest in over ten years. Realtor.com put typical U.S. days on market at 61 days for the week ending September 19, 2026. Some ZIP codes here are moving faster than that. Others are moving much slower.
What this means for sellers
The Federal Housing Finance Agency says U.S. prices rose 2.1% year over year. That is true nationally. But the Real Estate Data Aggregator shows ZIP 37122 prices dipped 1.8% in the same period, even as more homes sold. National numbers are a starting point, not a pricing strategy.
Some ZIP codes here are tight on supply. ZIP 37069 has just 2.9 months of supply, says the Real Estate Data Aggregator. ZIP 37121 sits at 2.1 months. ZIP 37214 is at 3.4 months. Those sellers have more leverage. ZIP 37219 has 18.4 months of supply. ZIP 37203 has 13 months. ZIP 37201 has 8.9 months. Those are very different conversations.
