Many parts of Primary market give buyers more room to negotiate

Here is the one thing that matters most right now. Redfin reported on September 18, 2026 that about 7 in 10 homebuyers in Sun Belt markets, including Nashville, are getting concessions from sellers. That means repairs, closing cost help, or price cuts. If your home is in one of the looser parts of Primary market, that number applies to your street too.

These numbers cover the three months ending July 31, 2026. Every count of homes comes from the Real Estate Data Aggregator.

Where supply is highest, buyers have the most room

Supply tells you how long it would take to sell every home on the market at today's pace. Six months is roughly balanced. Above that, buyers gain ground.

ZIP 37203 had 13 months of supply, according to the Real Estate Data Aggregator. That is up 2.8 months from the same period in 2025. Homes for sale there rose 32.2% year over year. Sellers in that ZIP code are competing with a lot of other listings.

ZIP 37208 sat at 10.9 months of supply, up 2.6 months from a year before. The Real Estate Data Aggregator counted 266 homes for sale there, up 9.5% from 2025. Fewer homes sold, down 16.7% year over year.

ZIP 37201 had 8.9 months of supply. The Real Estate Data Aggregator counted only 12 homes sold in that ZIP in the three months ending July 31, 2026. The median sale price was $576,450, and homes sat on the market a median of 159 days. That is a long time, and it tells sellers to price carefully from the start.

What concessions look like across the country

Redfin reported on September 18, 2026 that 44.7% of U.S. home sellers gave concessions to buyers in August. About 15% of buyers got both a price cut and a concession, Redfin said. That is real money left on the table by sellers who priced too high.

Redfin also reported on September 22, 2026 that August was the strongest buyer's market on record in the U.S., with 58% more home sellers than buyers. That broader pressure is part of what you are feeling here.

Not every ZIP code is soft

Some parts of Primary market are moving faster. ZIP 37067 had just 3.6 months of supply, per the Real Estate Data Aggregator. There, 40.3% of homes went under contract within two weeks of listing. ZIP 37069 had 2.9 months of supply, and ZIP 37121 had 2.1 months.

ZIP 37206 had 4.1 months of supply and a sale-to-list ratio of 98.3%, per the Real Estate Data Aggregator. That ZIP sold 166 homes in the period, up 9.2% from a year before. Prices there held flat year over year at $722,500.

ZIP 37064 had 3.6 months of supply and a median sale price of $995,000. The Real Estate Data Aggregator counted 454 homes sold there, up 4.4% from 2025. About 33.5% of homes went under contract within two weeks.

Rates are still a factor for every buyer

Freddie Mac put the average 30-year fixed rate at 7.03% as of September 24, 2026. The 15-year rate averaged 6.42%. Those numbers shape what buyers can afford, and that shapes what sellers can realistically ask.

The National Association of Realtors reported that national months of supply hit 4.9 months, the highest in over ten years. Existing-home sales dipped 2.0% month over month in August 2026. Year to date through August, sales were up 1.6%. So the year is not a loss, but the summer slowed things down.

What this means for you, plainly

If you own in 37203, 37208, or 37201, supply is high. Buyers there have real room to ask for help with repairs or closing costs. Sharp pricing from day one matters more than it did a year ago.

If you own in 37067, 37069, or 37121, supply is low. Homes are moving faster. You still have to price right, but the balance is closer to even.
